Household Mix
People need support and confirmation from people who have reached a
different stage in the life cycle, at them same time they also need support
from people who are at the same stage as they are themselves
Present housing patterns tend to keep different types of households
segregated from each other
Each person can find in the face- to- face life of their
neighbourhood at least passing contact with people from every stage of life
Encourage growth toward a mix of household types in every
neighbourhood, and every cluster so that one-person households, couples,
families with children, and group household are side by side
Old People Everywhere
Old people need old people, but they also need the young, and young
people need contact with the old
Old people cannot be integrated socially as in traditional cultures
unless they are first integrated physically- they share the same streets,
shops, services and common land with everyone else
Common Land
Without common land no social system can survive
There is a need for smaller and more private kinds of common land
> forms the heart and soul of community
Public Outdoor Room
There are vey few spots along the streets of modern towns and
neighbourhoods where people can hang out comfortably, for hours at a time
What is needed is a framework which is enough defined so people
naturally tend to stop there > curiosity naturally takes people there and
invites them to stay > they will then create an environment which is
appropriate to their activities

The site addresses the current social context of 2012
Maintains the existing storefronts on Latrobe Terrace and preserves
their identifying character
A safer pedestrian path is made above street level to encourage free
movement and activities of families, younger children, elderly
Following a model from ‘A pattern language’ the site will offer
living spaces for 10% couples, 15% group households, 45% families, 30% singles
(including elderly)
Open community greenspaces is established to encourage social
interaction and exposure for young and old
Building merges and creates a relationship with the landscape
